These are all areas I appraise in, so I keep a close eye on unemployment each month.

It’s interesting to hear so much on the news about how the economy is improving, yet one glance at unemployment seems to indicate that things are not so hot. Or is that just me?

309What’s been happening with Sacramento County unemployment rates over the past five months? Below are the most recent figures for unemployment per the Employment Development Department. The rates encompass both cities and Census Designated Places (CDP) in Sacramento County from May through September 2009. Data for October 2009 has not yet been released (wait until the third week of November for that). 

As of September 2009, Sacramento County as a whole has an unemployment rate of 12.2% (August was 12.3%, July was 12.0%, June was 11.6% and May was 11.1%). What do you notice about the data below? Does anything stand out to you or surprise you?

Every single category above, whether city or CDP, either remained the same from August to September 2009 or saw a slight decrease in unemployment rate. There was no increase in unemployment rate in any area of Sacramento County from August to September 2009. If there was a prize for lowest unemployment rate in Sacramento County, Gold River would be the winner at 2.1%. On the other end of the spectrum, Walnut Grove has the highest unemployment rate in Sacramento County at 26.5%.

Every single category above, whether city or CDP, saw an increase in unemployment from July 2009 to August 2009. If there was a prize for lowest unemployment rate in Sacramento County, Gold River would be the winner at 2.1%. On the other end of the spectrum, Walnut Grove has the highest unemployment rate in Sacramento County at 26.5%.

I thought it would be interesting to take a look at Rancho Cordova sales over the past several years and simulataneously check out unemployment rates during that same time period. Is there a relationship between unemployment and the value of real estate? Generally speaking, the higher the unemployment rate, there is a good chance of lower home prices because the probability of buyers being able to purchase houses at higher prices decreases.

The trend graph below records all single family detached sales in the city of Rancho Cordova through Sacramento Area Metrolist. The unemployment figures are based on data provided by EDD. What do you see in the graph? Does anything stand out to you or surprise you about the sales (blue dots) or listed unemployment rate?

Below is a view of the past 12 months of sales. As can be seen, the unemployment rate has risen sharply over the past year. It looks like overall the top of the market has seen a decline in property values. At first glance, when viewing a graph like this, it’s easy to gloss over the details, but when looking closely, it’s clear that there are less sales at higher levels over the past months, aren’t there? More specifically, there are few sales above the $400,000 level over the past 180 days.

I don’t want to be misleading in any way by indicating that unemployment is the sole determining factor for property values. That’s not what I am saying. I think there is a relationship between unemployment and the housing market, but that unemployment is only one of the factors involved. This point is illustrated perfectly by a current phenomenon in many sub-markets in the Sacramento Region. Bidding wars, multiple offers, and higher prices have become more commonplace for certain price levels. Despite unemployment rising, the lower supply of housing inventory over the past months has really helped to fuel this phenomenon because there has been more willing buyers than available houses (and prices are very attractive too because of how far they have come down from several years ago). Other factors to consider that may impact the real estate market are supply and demand, governmental regulations, interest rates, consumer confidence in the economy, etc…

I was running some data today in various counties and wanted to share a bit here. The figures below are based upon information provided by the Employment Development Department. Since I do appraisals in multiple counties surrounding the Sacramento Region, it is very important for me to know understand real estate markets as well as possible. In appraisal jargon, knowing a local market is called ”geographic competency”.

In my mind, part of being in touch with a local market is to keep tabs on unemployment. Could the unemployment rate for a city be an indicator of the overall health of a local community sometimes? Or could rising unemployment impact housing prices and values? What else can unemployment rates tell us? What do you think?

EDD_logo2Here are the most recent figures for unemployment in Placer County as of July 2009 per the Employment Development Department. The figures below consider both cities and Census Designated Places (CDP). Placer County as a whole has an unemployment rate of 11.4% (11.4% in June 2009 and 10.9% in May 2009). For reference, Sacramento County’s July unemployment rate is 12.0% (11.6% in June 2009 and 11.1% in May 2009).

It’s interesting to note that while the unemployment rate in Placer County went up in every city and CDP from May to June 2009, we see that 10 of 14 cities/places below had no change at all from June 2009 to July 2009. I also posted some data for Sacramento County HERE

As you can see, the only city or CDP (Census Designated Place) above that was without an increase in overall unemployment numbers from June to July 2009 was Gold River. If there was a prize for lowest unemployment rate in Sacramento County, Gold River would be the winner at 2.0%. On the other end of the spectrum, Walnut Grove has the highest unemployment rate in Sacramento County at 26.2%.

Placer County Unemployment Rate June 2009 - Lundquist Appraisal BlogHere are the most recent figures for unemployment in Placer County as of June 2009 per the Employment Development Department. The figures below consider both cities and Census Designated Places (CDP). Placer County as a whole has an unemployment rate of 11.4% (10.9% in May 2009). For reference Sacramento County’s June unemployment rate is 11.8% (11.1% in May 2009).

It’s interesting to note that the unemployment rate in Placer County went up in every city and CDP from May to June 2009. This same phenonmenon was seen in Sacramento data.

Stockton city     18.1%

Taft Mosswood CDP     31.8%

Tracy city    9.4%

It is important to note that some of the communities in San Joaquin County are smaller in population and so the rates are easier to be higher. However, Stockton is not a small city and it is alarming to see an unemployment rate of 18.1%. Do you think the unemployment rate might impact real estate values or even the confidence of investors in some cases to purchase properties?
