This 2 bedroom / 1 bathroom unit is 2-stories and has a tandem garage. McKeon-style properties have four attached units. The number 1 unit is located in the front, numbers 2 & 3 are located on the sides (the subject is a # 3), and the number 4 unit is located in the rear above the garage. MLS states that the monthly HOA fee is $180.00

This blog hosts a “Lowest Priced House on MLS” category because it’s always interesting to see what the good ol’ American dollar can buy these days in this wild market. The last winner was a $12,500 house, but this time we’ll take a look at the lowest-priced multi-unit property (2-4 units).

And the winner is…. $35,900 (4 units)

414 S Conejo Avenue is a bank-owned property in Modesto and is described as a 4-unit property with 2 detached single family units as well as one 2-story duplex on the same lot (per MLS). As of today the property has been priced at $35,900 for 11 days. The lot size is 0.24 acres and the units appear to have been built in 1945 per Tax Records. This property sold previously in March 2006 for $330,000. The previous MLS listing from 2006 stated that the units had the following bed/bath count: 3/1, 2/1, 1/1, 1/1.

This blog will host a “Lowest Priced House on MLS” category because it’s always interesting to answer the question, “should I buy this house or should I buy a car instead?” Yep, the prices are often that low.  

And the winner is…. $12,500.

620 E 4th Street, Stockton CA is for sale at $12,500. Per Tax Records, this property was built in 1936, has 1025 square feet of living area, 2 bedrooms, 1 bathroom, and a lot size of 3,920 square feet. So why is it priced so low? Well, it looks like it had a little fire damage to say the least.

It is a banked owned property and has been listed on the market for 142 days total with three separate Listing Agents. The property has been priced for only 21 days at $12,500 and appears to have generated a contract at least once (but back to Active status now). I’ll put you into contact with the Listing Agent if anyone is interested in forking out $12,500 greenbacks – it’s an all cash deal because of the condition (no, I don’t know the Agent).
